Getting Started
Who is OwnSmart and what do you do?
OwnSmart helps overseas investors access professionally managed real estate opportunities in Morocco. We identify opportunities, coordinate local expertise, facilitate the acquisition process, and support investors through ongoing management structures.

Our role is not simply to showcase properties. We help investors navigate a market that can otherwise be difficult to access without local knowledge, trusted partners, and operational support.
Who is OwnSmart designed for?
OwnSmart is designed for international investors seeking exposure to Morocco’s real estate market without sourcing, acquiring, and managing assets entirely on their own.

Many of our investors are based in Europe, the GCC, North America, or within the Moroccan diaspora. Some are focused on income generation, others on long-term asset growth, and many are seeking diversification through tangible real assets.
What is the minimum investment?
Minimum investment requirements vary by opportunity and investment structure.

Specific entry points are listed within each opportunity prospectus and discussed during consultation. This allows investors to evaluate opportunities that align with their objectives, budget, and preferred level of participation.
Legal
Can I legally own property in Morocco as a foreign investor?
Yes. Morocco allows foreign nationals to purchase and own real estate in most property categories, with ownership rights broadly comparable to those available to local buyers.

The key consideration is ensuring the acquisition is structured correctly, documented properly, and supported by appropriate legal review. This is why due diligence and legal coordination form part of the OwnSmart process.
Do I need to be in Morocco to invest?
Not necessarily.

Many investors complete significant parts of the process remotely, including opportunity review, documentation, consultations, and legal coordination. Depending on the structure of the transaction, certain requirements may vary, and these are discussed during the acquisition process.

OwnSmart is specifically designed to support international investors who may not be based in Morocco.
Can I repatriate rental income and sale proceeds?
Morocco has established frameworks governing foreign investment and capital transfers.

The ability to repatriate income and proceeds depends on compliance with applicable regulations and proper documentation during acquisition. Investors should always seek professional legal and tax advice relevant to their circumstances.

OwnSmart works with local legal partners to help investors understand the process and maintain appropriate documentation.
Financial
What returns can I expect?
Returns vary by opportunity, investment structure, market conditions, and holding period.

Many opportunities presented through OwnSmart target returns in the region of 8–15%, depending on the asset, strategy, and risk profile. For context, average rental yields in Marrakech are often cited at approximately 7%, though performance varies significantly by location, asset quality, management, and market conditions.

Every opportunity includes detailed projections, assumptions, and supporting analysis so investors can evaluate potential returns within the context of the associated risks.

As with any investment, projected returns are targets rather than guarantees, and actual performance may differ from forecasts.
Are the returns guaranteed?
No.

All investments involve risk, and future performance can never be guaranteed. Market conditions, occupancy levels, operating costs, economic factors, and other variables can influence outcomes.

At OwnSmart, our focus is not on making promises. It is on providing transparent information, realistic assumptions, thorough due diligence, and actively managed opportunities so investors can make informed decisions.
What fees does OwnSmart charge?
Fee structures vary depending on the opportunity, investment model, and level of ongoing management involved.

Any acquisition fees, management fees, operating costs, or other applicable charges are disclosed before an investment decision is made. Investors receive clear documentation outlining how an opportunity is structured, what services are included, and how fees are allocated.

We believe transparency around costs is essential to informed decision-making, which is why fee information forms part of every opportunity review process.
Islamic Finance
Do you offer Sharia-compliant structures?
Yes.

OwnSmart recognises that many investors seek investment opportunities aligned with Islamic finance principles. Where available, we offer equity-based structures that avoid interest-bearing arrangements and focus on asset-backed ownership.

Because interpretations and requirements can vary between investors and scholars, we encourage investors to review any opportunity in accordance with their own preferences and seek independent religious guidance where appropriate.
Management
What does “professionally managed” mean in practice?
Professional management means investors are not expected to handle the day-to-day responsibilities typically associated with property ownership.

Depending on the opportunity, this may include guest management, tenant coordination, maintenance oversight, operational administration, reporting, and other asset-management functions.

The objective is simple: investors retain ownership exposure while experienced local operators manage the practical aspects of running the asset. This allows investors to remain focused on strategy rather than operations.
