Sharia-compliant investing.

A practical introduction to how real estate investment can be structured in line with Islamic finance principles — and how OwnSmart approaches values-conscious investing.

What “Sharia-compliant” means

Sharia-compliant investing follows principles derived from Islamic law that shape how capital is deployed, how returns are generated, and which activities are permissible. In real estate, this generally favours tangible, asset-backed ownership and shared risk over interest-based lending.

The core principles

No Riba (interest): returns come from real economic activity — rent and asset appreciation — not from charging interest.

Asset-backing: investment is tied to real, tangible property.

Risk-sharing: investors share in both the potential gains and the risks of the underlying asset.

Transparency (avoiding gharar): terms, costs, and risks are disclosed clearly to avoid excessive uncertainty.

Permissible use: the underlying asset and its income should derive from halal activities.

Common structures

Musharakah — a joint equity partnership where investors co-own the asset and share returns in proportion to their stake.

Diminishing Musharakah — an ownership share that gradually transfers to one party over time.

Ijara — a lease-based structure where income is generated from renting the asset.

Murabaha — a transparent cost-plus arrangement used in certain acquisitions.

How OwnSmart approaches it

Where available, OwnSmart offers equity-based, asset-backed opportunities designed to align with Islamic finance principles — focusing on real property ownership, shared risk, and transparent terms rather than interest-bearing arrangements.

An important note

Interpretations of Sharia compliance vary between scholars and individual investors. OwnSmart does not issue religious rulings. If compliance is a requirement for you, we encourage you to review any specific opportunity with a qualified scholar or advisor of your choosing.
